It is essential for you to have a home
inspection carried out when you are purchasing a home. The inspector is a
trained professional who has the knowledge and experience to detect problems
that the homeowner may not even be aware of. However, there are aspects of the
home that are not inspected in such a routine that could become a cause for
concern.
Since there are no federal regulations
concerning what an inspector should look for when carrying out the investigation,
you should research home inspection companies to find out what they do check
for. In some states there are requirements in place for such inspections, while
in others there are no such conditions in place.
The Toronto home inspector you choose must
belong to a professional association of home inspectors. This means that they
have met the requirements to become part of these organizations. There are
rules in place that inspectors must follow when inspecting a home and they have
certain things they must look for. In addition to knowing how to carry out the
inspections, the inspectors must also meet educational requirements so that
they have the appropriate training needed to do the job. You can do your
research online with respect to home inspectors in your area or check with a
local builder to find a reputable company.
In a home inspection, inspectors are not
required to check any part of the home that is not readily accessible to them.
This includes septic tanks, wells and pipes that run underground. They do check
the plumbing of the house to make sure these systems are functioning properly,
but problems requiring costly repairs could become evident weeks or even months
later.
The operation of the heating and
air-conditioning systems are part of the home inspection. However, if weather
conditions do not permit a check of these systems, such as turning on the
furnace during the heat of the summer, then they will not be inspected. The
inspector may give you advice as to the capacity of the units installed and
whether or not this is sufficient for the size of the home.
Whether or not the inspector checks the
electrical appliances depends on the home inspector you use. Some do check
these out – others do not. They are not permanent installations and therefore
they are not considered part of the structure of the home. Another aspect that
may not be included in the inspection is the sturdiness of the countertops and
whether or not any cabinetry is fastened securely to the wall.
A home spa or pool does not come under the
umbrella of a home inspection, either. The inspector will check the sprinkler
systems to make sure they are functional because of the safety issue related to
fires. Playground equipment installed in the backyard and which is included in the
sale, is not part of a home inspection.
While you do want to have a home inspection
on the home you wish to buy to make sure there are no obvious problems, it is
important to realize that there may be problems in areas that have not been
inspected. The home may pass inspection based on what the inspector can see
even though there may be trouble areas lurking beneath the surface.
